Town and Country is home to some of the most substantial residences in the St. Louis area, and many of those properties have complex plumbing systems, multiple water heaters, or whole-home filtration setups that interact with how hot water is delivered throughout the house. Even in well-maintained homes, water heaters wear down over time and show the same warning signs as any other system. Here is what to watch for.
When these signs appear in a home with multiple water heaters or a more complex setup, pinning down the source matters. Our team comes prepared to work through the full system, not just the obvious entry point.

Town and Country is one of the older incorporated communities in west St. Louis County, with residential development stretching back to the 1940s and continuing steadily through the following decades. The estates and larger homes that define much of the city often feature original plumbing infrastructure that has been patched and updated over the years rather than fully replaced. That layered history creates some specific failure patterns worth understanding.
Many properties here have tandem water heater setups, where two units run in sequence to meet the hot water demands of larger homes. When one unit starts underperforming, the other compensates and ends up overworked. Homeowners often notice the symptom, which is slower recovery or inconsistent temperature, without realizing it is coming from a problem with just one of the two units. Getting the diagnosis right the first time saves the expense of servicing equipment that is not actually the source of the issue.
Beyond system complexity, the water supply in this part of west St. Louis County carries moderate mineral hardness. Combined with the age of many of the mechanical systems in these homes, sediment buildup, worn anode rods, and degraded pressure relief valves are consistent findings when we visit properties in Town and Country for the first time.
Beis Plumbing handles water heater repairs across Town and Country and the surrounding St. Louis area, working on tank and tankless systems powered by gas, electricity, or propane. We are comfortable working in properties with multiple units, recirculation pumps, or whole-home filtration systems that affect how hot water moves through the home.
Standard repairs include sediment flushing, anode rod replacement, thermostat and thermocouple service, pressure relief valve testing and replacement, and dip tube repairs on tank units. For electric systems, we assess element condition and trace wiring issues that show up as partial heat or tripped breakers. Tankless systems require their own approach, and we handle heat exchanger descaling, flow sensor diagnostics, and ignition repairs that address the inconsistent output those systems can develop when maintenance has been deferred.
For larger homes with tandem or zoned hot water systems, we take the time to evaluate each component individually rather than treating the whole setup as a single unit. The goal is an accurate answer about what is actually failing, not a broad recommendation that costs more than the situation calls for.
Earlier this year, we were called out to a property on Mason Road after the homeowner, Robert, noticed that hot water pressure had dropped significantly in the guest wing of the home. The main part of the house seemed unaffected, which had him assuming the issue was a fixture or a line specific to that section.
The home ran two water heaters in series. When our tech traced the system, the secondary unit, which served the guest wing and a portion of the main floor, had a failed lower heating element and a thermostat that had stopped communicating with the upper element correctly. The primary unit had been doing its best to cover the load, but could not fully compensate for a section of the home it was not designed to serve on its own.
Both elements and the thermostat on the secondary unit were replaced the same day. Robert mentioned he had assumed the problem was going to be something major given how the symptoms had spread across that part of the house. In the end, it came down to components on a single unit that had failed quietly over several months.
Homes in Town and Country deserve a plumber who pays attention to detail and does not cut corners. Beis Plumbing has been serving the St. Louis area long enough to understand that larger, older properties come with their own set of demands, and we approach every job with the same level of care regardless of the size of the system involved.
Whether you have one water heater or several, we will give you a clear picture of what is going on and what it will take to fix it right.
Yes. We regularly service properties with two or more units, including systems where tanks run in series or zones are served by separate heaters. We assess each unit individually to make sure we are identifying the actual source of the problem rather than assuming it is system-wide.
It can, in both directions. Softened or filtered water can reduce mineral buildup inside the tank, which is a good thing. But if a filtration system is not maintained properly or is undersized for the home, it can affect water pressure and flow in ways that put extra strain on the water heater. We take the full setup into account during a service visit.
A few things. Deferred maintenance is the most common factor, particularly in homes where the unit has never been flushed. Oversized or undersized equipment for the home’s hot water demand can also cause premature wear. And in some cases, an installation issue, like improper venting or a missing expansion tank, creates ongoing stress that shortens the unit’s functional life.
A pressure relief valve that is seeping water around its discharge port, that has never been tested, or that is more than a few years old in an older system is worth having checked. It is a safety component, not just a maintenance item, and a failed valve can create real risk. We test it as part of any service visit.
Yes, we work on tankless systems as well as traditional tank units. Tankless heaters in this area benefit from periodic descaling given the mineral content in the local water supply. If yours has not been serviced in a couple of years, it is a good time to have it looked at.
Yes, and given the mineral content in the local water supply, periodic descaling is especially worthwhile here.
